General Homestead Exemption
Lowers the equalized assessed value of your property by $6000. This exemption is determined at the time you purchased your property.
- Property must be owner occupied by Jan. 1 of the tax year.
- Must have a valid ID Card.
- Must have two bills from the previous year(ComEd or Nicor is acceptable, but not your water bill).
Senior Homestead Exemption
Lowers the equalized assessed value of your property an additional $5,000 for seniors. In the calendar year that you will be turning 65 years of age, you can apply for this exemption.
- Must be at least 65 years old by the year you will file an exemption for.
- Property must be owner occupied.
- Must have the General Homestead exemption.

Senior Freeze Exemption
In the calendar year that you will be turning 65 years of age, you can apply for this exemption.
- You must be age 65 or older.
- The maximum household income is $65,000.
- Must be your principal dwelling place as of Jan 1 of the tax year.
- Must have the Senior Homestead exemption.
In your qualifying year, the property is given a base year assessment. The base year assessment minus the General Homestead and Regular Senior Exemption is used to compute the tax bill amount. The base year assessment remains unchanged until the property sells, is altered by adding or removing improvements, or the senior's income for a year goes over the income threshold. Homestead Improvement Exemption
A maximum of $25,000 assessed value or $75,000 Market Value. This exemption defers for four years any increase in the assessment of your property due to an addition or other improvement to your property.
- Property must be owner occupied.
- Two different improvements on the same property can run concurrently as long as $75,000 is not exceeded.
Senior Citizen Real Estate Tax Deferral Program
In the calendar year that you will be turning 65 years of age, you can apply for this program. Senior citizens can defer payment of part or all of the property taxes on their homes. Senior Circuit Breaker Grants
This is the common name for Public Act 91-699 Senior Citizens and Disabled Persons Property Tax Relief and Pharmaceutical Assistance Act. Recent changes take effect January 1, 2001 include higher income qualifying limits so more seniors or disabled can take advantage of the benefits provided. Other changes include expanded number of diseases covered under the prescription drug program. Also reductions in the cost of the prescription card and charge per prescription. This program also provides low-income senior citizens with yearly grants to help pay property taxes. Maximum household qualifying income levels beginning for the 2000 grant year are $21,218 for a one-person household, $28,480 for a two-person household, and $35,740 for households containing three or more persons. Disabled Veterans Exemption
This exemption allows a veteran with a service-connected disability(SCD) of at least 30% that was issued by the US Department of Veterans Affairs to receive a discounted assessment.
- If the veteran has experienced an SCD ranging from 30-49%, they will receive an exemption of 2500.
- If the veteran has experienced an SCD ranging from 50-69%, they will receive an exemption of 5000.
- If the veteran has experienced an SCD ranging from 70% or greater, a 100% exemption from taxes is granted.
